Our hospitality agreement

RESERVATIONS:
Reservations will be taken up to one year in advance. When making reservations we can only guarantee room type, not room name or number. We will do our best to accommodate room requests but cannot guarantee them.

DEPOSITS & PAYMENT TERMS:
Reservations are guaranteed by a deposit equal to one night's stay by MasterCard, Visa, American Express, check, or cash. When making an on-line reservation you will receive a discount of 5 percent, but will be asked to pay for the total stay in advance.

CANCELLATION POLICY:
Because of our small size, cancellations affect us significantly. A last minute cancellation gives us little chance of filling the space due to our unique location. For these reasons, we uphold a strict cancellation policy If a cancellation is made 7 days prior to your arrival date you may elect to receive a refund of your deposit less a $15 processing fee, or apply the entire amount of your deposit toward a future stay within the next year. If a cancellation is made less than 7 days prior to your arrival date, no refund will be possible -regardless of the reason - unless we can resell the room for the same rate. Should it be necessary for you to depart earlier than your confirmed reservation dates, you will be responsible for all the original room nights booked from your initial stay.

DISCOUNTS:
We are pleased to offer a 10% discount to our guests that notify us when making reservations (prior to check-in) that they are an active AAA or AARP member. The same rate applies to those with student or active military status. The valid membership card must be presented upon check in. Discounts requested after check-in will not be granted. They will be applied to rack rates only, and cannot be applied to any other special or value package we are running.

ADDITIONAL INFORMATION:
At departure a 5% Massachusetts State sales tax, a 4.7% Massachusetts State Occupancy Tax, and a $6 per day service charge will be added to your bill.

Check-in time is 3:00 pm and check-out is 11:00 am. There can be no late check-outs without contacting the front desk. If it is possible for a late check-out (up to 2:00pm), a $50 supplement might be added to your bill.

All guest rooms, living rooms, dining rooms and tavern are non-smoking.

CHILDREN:
Well-behaved children are welcome.

PETS:
We are sorry, but we cannot accept pets at the inn. Some pets ruined it for all the others - sorry!

THIRD PERSON:
The rate for a third person in a room is $25.00. This includes a good continental breakfast. Fire laws do not permit us to have more than three adults in a room. Sometimes we can claim two small children as one adult, so ask us about it if you have little ones in tow.
